How much does vacant land insurance cost?
For a typical Australian suburban block under 1,000 m², vacant land liability insurance costs around $256 a year for $20 million cover, with taxes and fees included. Pricing varies by land size, situation and usage, so your price may be higher or lower. A quote takes about two minutes.
Typical price checked October 2026, from real quotes since July 2025.
What changes the price
- Cover limit. Higher limits cost more, though the step from $5 million to $20 million is usually modest. Most of our customers choose $20 million.
- Block size. Bigger land generally means more exposure and a higher premium.
- How the land is used. Letting others use your land, such as for camping, markets, agistment or a hobby farm, usually costs more than land that simply sits vacant.
- Anything unusual. Water, old structures, previous claims or public access can mean an underwriter reviews your quote and adjusts the price. Very large holdings, multiple blocks and unusual land are priced individually.
What's in the total
- GST of 10% on the premium
- Stamp duty, which varies by state
- A policy fee, shown on your quote
Ways to get good value
